Q: What’s included in “Foreclosure Home Management”?
A: The simple answer is “everything”. Almost everything you
need to be maintained or repaired, we accomplish for you.
Q: What’s not included?
A: Normal management does not include modernization, refinancing, fire
restoration, major rehabilitations, obtaining tax advice, presenting petitions
to planning or zoning committees, advising on proposed new construction
or other counseling.
Q: How much does professional property management cost?
A: The management fee is 1.5% of the selling price of the managed property.
This is not due until the sale of the home. The lender or realtor is responsible
for the monthly maintenance fee.
Q: What is not included in the monthly fee?
A: All repairs that are necessary, at the lenders discretion, will have
3 (three) competitive bids that will be billed directly to the lender.
Foreclosure Home Management will simply oversee and manage these repairs.
Q: What are some advantages of having Foreclosure Home Management
rather than managing the property myself?
A: A professional property manager is a professional with many years experience
in advertising, supervision of repairs, record keeping and all other facets
of property management. The professional property manager is also knowledgeable
of the local rental market, insurance issues and federal and state disclosures.
Q: Will my property sell without a loss?
A: It is theatrically impossible to set an amount that a home will sell
at. The selling price is always controlled by the rental market. Rest
assured that it is in our best interest to give your property the best
advantage to sell at the maximum the market will pay.
